Residential Property

Surveying residential property is our business, we can give you help and advice with all aspects.

We undertake the following Residential Property Surveys:

  • Homebuyers Surveys (on behalf of a lender)
  • Building Condition Surveys (detailed survey)
  • Building Survey (structural survey)

Homebuyer's Survey: provides the basic inspection confidence for a mortgage lender which includes a property valuation.

 

Building Condition Survey: a JB&G Residential Property Survey provides more detail than a basic Homebuyers Survey and will typically advise on issues as below;

  • Any major problems with the building
  • The general condition of the parts of the building that are reasonably accessible
  • Anything that could be expensive to fix in the future
  • Any suspected problems like timber infestation or damp that might need specialist advice
  • An overall impression of the services; Gas, Water and the Electrical Instaliation, however, testing of services is a specialist additional service.

 

Building Survey: is a most detailed property inspection and  was previously known as a Full Structural Survey.

It's different to a homebuyer's report providing a more in depth investigation and assessment of the Condition of the Property.

The report will advise:

  • Any major problems with the building
  • The general condition of reasonably accessible internal and external parts of the building
  • The roof structure
  • Anything that could be expensive to fix in the future
  • Any suspected problems like timber infestation or damp that might need specialist advice
  • The overall impression of services like water supply and drainage – (testing these services isn't included).

Additionaly assesses:

  • Boundaries, grounds and outbuildings
  • Explain the consequences of any problems discovered during the inspection

 

Pre-Purchase Survey: Is unertaken to evaluate the condition of the property prior to entering purchasing of the property - this type of survey provides a level of confidence to proceed with the purchase of the property and all the expenses involved.

  • Savings of Expense and Time - if property is unsuitable
  • Survey will Identify Problem Issues
  • Survey can include Condition and Life typical expectancy of Fittings Finishes and Services
  • Survey wil advise as to other Specialise Inspection Services

 We can co-ordinate other Specialist Investigation activities as part of our brief - typically

  • Gas and Electricial testing and Certification
  • Below ground CCTV inspection

 

New Build Snagging Survey:  This is a specialist survey for new builds that will pick up mistakes/defects such as: plumbing/electrical issues, poorly quality of workmanship e.g. closing of doors and plaster or painted finishes. You will be able to use our report to arrange for the developer/builder to sort out any defects found.  Note no testing of services will be undertaken apart from function.

 

Defect Report: addresses specific problem issues typically:

  • Water Ingress Problems
  • Damp/Mould Problems
  • Movement/Cracking Problems
  • Workmanship of Building Work

We inspect your property and provide a report identifying the issues as found and potential causes, these reports usually includingn a Layout Plan and Photographs, if the problem is Condensation/Mould related, we also include background reading to aid the resader in understand the issues that cause these problems. These reports are often to identify the issues in aid of a claim under your Building Insurance.
